Things You Should Check For In The Final Inspection

 

  • Check that all lights and electronics (check all power points and lights are in working order). I suggest taking a phone charger to check all the plugs. If plugs or lights aren’t working get the owner to fix these sometimes it’s not the bulb but the connection which should be at the vendors cost to fix as covered off in the contract
  • Turn on the heated towel rail at the beginning of the inspection to check it is working
  • Make sure the hot water cylinder is switched on so you can test the hot water is working
  • Test air conditioners and heaters are in working order and confirm remotes will be available
  • Make sure there are keys for external doors with locks
  • Check all appliances are all in working order (test these don’t assume they are working, check for yourself) eg lights on rangehood are working  and rangehood is working, dishwasher working, oven and all the elements on the stove are all in working order.
  • If there is an HRV system check it is in working order and switch on unless it is being sold as is where is.
  • Curtains and blinds are in the same condition as when you viewed them prior to buying the home
  • Check windows and glass are in the same condition as when you viewed them prior to buying the home
  • Get the IPC number for the power company (usually on the power meter) while you are at the home so you can connect easily for settlement.
  • Confirm that if there is an alarm it is working and that the code will be provided on settlement (unless it is being sold as is condition as the owners have not used the alarm)
  • Ask your agent to ask the owner for any paint colours on the walls so you know if you need to do any touch ups

We suggest that you do the final inspection at least a week prior to settlement so if anything  comes up for the owners to fix they have plenty of time to do so before settlement.
