Get your finances together first 

Before you go and look for a home confirm how much you can borrow before you go looking to buy your home and use a Mortgage broker to make sure you get the best deal with the bank.

Work with an agent to buy

Buyers often try to ‘go at it alone’ and not ask real estate agents for their help. A good agent is skilled at understanding what it is you are looking for and will do their best to select for you those homes that most closely match your needs and budget.

Get a building inspection

It is often a good idea to get a building inspection completed by a registered and qualified tradesperson so you are aware of any areas of the home that may require short term or long term maintenance to factor into your offer.

Look beyond the staging

Don’t judge a home by the staging of the home. Imagine your furniture in the home so you can visualise the benefits of the floor plan and potential of the home.

Buying at auction

Don’t discard homes that are going to auction because you are unfamiliar with the process. Ask your agent to explain the auction process to you. Attend several auctions as an observer to watch the process. If bidding ask your agent to help you to bid.

Cash and conditional offers

Offers are either cash or conditional. In this market many owners just want their home sold and are likely to be negotiable on price if it is a cash offer to the avoid the uncertainty of the buyer’s conditions. Owners are still working with conditional offers, however, it is unlikely their bottom line would be the same level as a cash offer. Structuring your offer well with an experienced agent may save you money.
